Scope of Work: 2 Phases

1. The scope of Phase 1 - BASE BID (per these plans and specifications dated July 24, 2023) will include the roof replacement, the major components of the new HVAC system, the new plumbing and electrical as needed to support a future finish of the interior. The existing structural system will remain with some seismic improvements - and the elevator is a Bid Alternate.

2. Phase 2 (future Phase, not part of this bid/contract) will include the site work, the elevator, the courtyard, and all finishes, doors, lighting, electrical, plumbing, and HVAC necessary to complete the building interior for occupancy. The contemplated furnishings would also be a part of this work.
